I'm sure it's not because of the lack of MSRP. Aside from the Enemy Fetch Land reprints the majority of the best Rares and Mythics in this set whether new or old are being valued at $30-50+ non-foil in the actual Draft Booster and not the Collector's Edition Boxes while most of the Uncommons are at least $10 or below in terms of Card Single Pre-Orders. Chatterfang, Squirrel General $60 non-foil, Yavimaya, Cradle of Growth $40 non-foil, Esper Sentinel $40 non-foil, Ignoble Hierarch $55 non-foil, Garth One-Eye $45 non-foil, Cabal Coffers $65 non-foil because Cabal Coffers, Sword of Hearth and Home $70 non-foil, and the list goes on and on. Ever wanted to run a 2/1 Mono Red Monkey Pirate Commander? Well TOO BAD he's a $100 non-foil!
Diamond Lion a card that a lot of people thought was going to spike as high as Jeweled Lotus is apparently settling for $8.00 non-foil because it's a weaker Lion's Eye Diamond with summoning sickness and 2 CMC, oh boo hoo! Void Mirror a card that nobody realizes how busted it is in EDH / Commander and Modern curbstomping Tron builds and 0 CMC mana rocks is apparently sitting at $12 non-foil. Sterling Grove hasn't seen a reprint since as a Judge Foil and it's NOWHERE NEAR as expensive as most of the reprints in this set bar a few Uncommons here and there. Imperial Recruiter is actually the cheapest he's ever been since being reprinted twice in both Masters 25 and Double Masters!
Why are the Rares and Mythics so damn expensive this time around even without the Enemy Fetches? Is Wizards of the Coast about to pull another Jumpstart on us and refuse to correct the supply for Modern Horizons 2 without a third or fourth print run? Modern Horizons 1 never had that issue and that was before the pandemic caused a lot of problems with the supply which didn't really start until after Ikoria last year. Standard legal sets I get why they're not as expensive due to the popularity of the format being at an all time low but specialty sets like this one still have no reason to be this expensive even though more competitive players play Modern unless they've already moved on to either EDH / Commander or Pioneer.

If stores thought they could legitimately sell singles for those prices, they would never sell boosters, right? Might be it's a new strategy to sell high initially because the desire is high. Might even be AI pricesetters seeing trends from set releases and adjusting accordingly. If you don't like a price that you see, I say don't pay it. Patience is probably virtuous here.

If the pull rates in this set are as good as in Double Masters (which I highly doubt) then I'd strongly consider cracking packs instead of buying singles. I wonder If market speculators are trying to make buying singles for Modern Horizons 2 harder just so that Wizards of the Coast could end up reprinting these new expensive cards as Secret Lairs at a lower discount? When it comes to Fetches you're never going to pay below $25 because apparently that's the mindset of these people who buy and collect them.

A lot of the prices are probably due to absurd pre-order prices set now. The set isn't even out in paper yet so prices are gonna be high for a while and will likely drop once more copies are in circulation. cabal coffers has been pretty expensive for quite some time due to its playability in commander. That probably had something to do with its price for the MH2 version

That and it's now Modern legal in a format where Urborg, Tomb of Yawgmoth is legal as well. Much like with Cabal Coffers a lot of these price spikes are also due to the potential impact these cards will have on Modern not just in Commander and other Eternal formats. Some cards that I assumed would spike because of one of the new cards being printed didn't and ended up going toward a card that was short printed in the past being one of the Portal sets from the late 90's.
