I was looking at "investing" about $300 in sealed booster box(s). If it was your $300 Would you buy 1 MM2015 or 3 Fates or 3 Khans. $300 isn't going to make break my retirement so it's more just to try and make some extra cash that would probably by flipped in to more MTG at some point . So MM2015 will grow more (IMO) but will it grow @ 3x some other another set. Long term do you think Khans (fetches) or Fate (middle child syndrom) is better (or maybe even one from the Theros block)

If you are looking to invest, you first have to estimate how long are you willing to hold the items. If you might need to sell fast, you should find product that is already going up, so that you will hopefully earn something from flipping it. If you have a chance to sit on product for longer times, you should try to estimate how likely that box is to gain value over the years.
If you buy Fate Reforged, you are pretty likely to gain moderate value maybe three years from now. But as it's drafted with other sets, it's unlikely to jump sky high (compare to Rise of the Eldrazi). I would stay away from that, as the possible buyers are bit rarer than for any large set.
Khans has fetchlands and some very good eternal cards. Yet it's a recent set with huge print run. Comparing it with Return toRavnica, which is still below 100$ per box, with shocklands included and 2 other etarnal staples (Deathrite and Decay). So Khans boxes might still be 100$ two years from now and only slowly go up.
MM15 might be worth it, but we don't know yet. It will all depend on the print runs. If there's plenty of boxes availlable, buying at retail is not a good idea. If there's more demand than supply, prices will go up. But buying at 240$ per box in the dark is not my cup of tea. I would stay away for now and recheck the situation on May.
As for buying older sets. I really like both options Stillenacht mentioned. RtR is pretty well bottomed and can be found at 74 € here in Europe. With todays rate that's 77$. WIth price like that there's no way to go wrong, if you can sit on them for few years. This is propably the safest investment out there currently. The only danger is that the supply is so large that it can take much longer for the box prices to go up than it did for Innistrad, but if you have the funds, this is a good one.
Conspiracy might be even better. I just bought an extra case, as the price here in Europe is 64 € (66.5$) per box. The set is stand-alone, so it's drafted alone, which will make it much easier sell than most other boxes. It has some really big foils and the mythics have few great hits. It even has a 40$ common foil. It reminds me of 30$ Unhinged boxes, where after holding them for a year, the basic lands were paying for the box. Unfortunately COnspiracy doesn't have that draw, but as it's likely that the print run was not as large as normal expansions are, there will also be much less product floating around, so the price will climb faster. The drawback is that there's a hard limit on the price, unless something breaks. I doubt that the boxes can reach more than 150 € within a reasonable time frame, but doubling one's money seems totally fine to me.
I would also stay away from Theros and with your budget also Gatecrash and Dragon's Maze. I have one case of RTR and one box of both GTC and DGM, mainly so I can at some point draft the full block a few times if I feel like it. Investing in boxes is pretty easy if you just think about it and not impulse buy. My first ever box I bought to hold was 4th edition, around 1998, paying about 50 €. It took 14 years to gain value. I've kept it for ages and will keep holding it as it's a great reminder of how not to do it. Luckily I also bought a box of Alliances a month later from the same guy for 60 €...
I also have an exit plan for my bigger purchases. I will always try to have draftable product, so I can get a group of players together and host drafts of older formats. It's surprisingly much easier to find 7-8 players willing to spend 15-25$ for retro-drafts than somebody willing to spend 300$ for a box of old cards. Having this option makes speccing much more fun too.

This. If you're looking for return on investment, buy RTR or Conspiracy (Conspiracy is currently on sale at CFB for less than $90), and stash the boxes in the back of a closet for about five years. People will want to buy those for nostalgic drafts & we've seen stupid prices on boxes of things like Zendikar and Worldwake. Sealed product (of sets that have healthy & fun draft environments) as a long-term investment is one of the surest bets in Magic finance; the only wrong thing you can do with boxes of RTR or Conspiracy at this point is open them.

RtR was a lot better drafting experience, so I would agree with that, and you can still find reasonable priced boxes if you ignore people who are already trying to sell booster packs for $5 or $6 each.
I think that's the whole point. It is in great supply at the moment, but more and more cards of the set start are being discovered as good cards in variant formats (looking at you tiny leaders). And then you have the possibility of absurd foils from the set too: many of the legends are worth a premium foiled and some of the reprints in there are the only way to get foiled copies of those cards.
So while box value isn't that great, over time it might only become better.

I could get more RtR but was looking to diversify a bit. I'd rather stick with sealed product as it is easy enough to stick in a closet and leave as oppose to single cards.

Yes, people really do want Richard Garfield PhD foils. A lot. Every time I go to a GP, I find someone who's trying to finish a foil Unhinged set and jump on the two or three foil rares in my binder.
Conspiracy isn't worth a ton in nonfoil, but those niche legacy cards, reprints, and EDH cards in foil are all really hot. And the problem is that Conspiracy was not as successful as originally hoped, so there aren't many of those foils out in the wild. Small set, not heavily drafted, handful of hot foils - sound familiar? It's the classic answer to "Why is this random Worldwake/Future Sight/Coldsnap/other small set card so expensive?" which used to get asked on here at least once a month. Foil collectors and deck pimpers REALLY like their foils.

Wouldn't you do better just buying the gods and socking them away? JOU has two hot rares - Eidolon of the Great Revel, and Mana Confluence - and a few nifty mythics. RTR was fun to draft, and had a ton of value at rare. That's what I look for when I stash a box (that, and the "I have absolutely no incentive to open this, ever" factor that keeps my bargain-bin box of Fallen Empires safe).

You need to buy boxes that will be drafted. JOU cannot realy be drafted on its own. This poses a problem. Conspiracy and RTR have perfectly viable draft environments all on there own. That I think is the crucial difference.
Theros limited was not good in comparison to innistrad, RTR, KTK, etc. etc. in fact a lot of people disliked it a lot and the price of packs of theros block on modo reflects that where they are pretty worthless in comparison to other sets like KTK. If I were to pick boxes for long term holds they would be KTK, RTR, and conspiracy. Nothing else really comes close. Conspiracy has some ridiculous cards in terms of foil pricing like marchesa and others. RTR has shocklands and will likely be similar to original ravnica: city of guilds boxes/in 5 years worth hundreds more than it is now. KTK has fetches and a great draft environment/prime to jump up like crazy over the long term.
