Is this mat really appreciating this heavily this quickly? In short, isit really worth that much?
My understanding is that it's the most popular Game Day mat they've ever released, but damn. I'm looking to buy one someday, but I'd really rather not pay upwards of $50.

Mats are funny things. It's hard to judge their value, because they all function exactly the same. It's not as though one playmat gives all your creatures +1/+1 or haste or makes them cost 1 less. Yes, it's pretty popular, and I don't think it'll get any less popular. $200 is likely wishful thinking - check completed listings and see what people actually paid.
The more popular mats do regularly go for $60-$80.

Finally figured out how to use the Advanced search and find sold listings. Average sold price is definitely closer to around 40 - 50. The tough thing is that almost no one is selling the mat, thus the wild price variance.

Same here, day or two after gameday mine sold for 70-75. A couple days afterward though, most were down to 35-40 I believe. But people have different tastes in playmate and M14 one was/is really popular.
